16 Apr Keyland Agrees Harrogate Land Sale To Conroy Brook
9 New Luxury Homes For Otley Road
April 2017 – Keyland Developments Ltd, the property trading arm of Kelda Group and sister-company to Yorkshire Water, has agreed the sale of a site on Otley Road in Harrogate, North Yorkshire to award winning housebuilder Conroy Brook Developments, for the development of nine luxury townhouses.
Keyland received planning consent from Harrogate Borough Council having identified the site as prime for the residential development of family homes in-keeping with the locality. The two acre site, which is adjacent to Yorkshire Water’s clean water treatment works, is close to The Pine Woods within Harrogate’s popular Harlow Hill residential area and has prime frontage on to Otley Road.
This is the third opportunity of this nature that Keyland has undertaken in the Harrogate area following successful planning consents for 46 homes on Harlow Moor Road developed by Miller Homes, and 50 houses on Cornwall Road adjacent to The Duchy Estate created by Linden Homes.
The land sale continues the successful working relationship between Keyland and Holmfirth-based housebuilder Conroy Brook. Conroy Brook was appointed as Keyland’s preferred partner under its Small Sites Initiative (SSI) in 2013/2014 which led to the delivery of Forge View, an exclusive development of luxury homes in the Carsick area of Sheffield and the 2016/2017 SummerFord residential development in Ingbirchworth.
Conroy Brook has been developing natural stone new developments across Yorkshire with some 40 years of experience, specialising in detached family homes, retirement apartment complexes and commercial care homes. The company has a passion for attention to detail and commitment to customers, giving it a strong reputation within the housebuilding industry and culminating in multiple award wins.
Work is expected to start on the Otley Road site in late 2017 with the first homes, designed by Edward Architecture, ready for occupation in late 2018.
Peter Garrett, Managing Director of Keyland Developments Ltd, said; “We are delighted to have agreed a deal with Conroy Brook for this prestigious site and we are confident that their craftsman-built homes will be the right fit for the locality. The redundant land will now be regenerated and is expected to attract strong interest from future home buyers seeking executive homes within the Harrogate area.”
Richard Conroy, Chief Executive at Conroy Brook, continued; “This area of Harrogate represents the ideal location for the delivery of our high end homes. The exclusive development will be delivered to an exceptionally high standard and will provide a welcome addition to the housing requirements within the Harrogate area.”
Shulmans represented Conroy Brook in legals and Wrigleys Solicitors acted for Keyland.
