Skelton Gate is a 170-acre site located at Junction 45 of the M1, approximately four miles east of Leeds City Centre. The project is being promoted by Templegate Developments Limited, a joint venture between Keyland Developments Limited and Evans Property Group.

A large part of the site was designated Greenbelt and Templegate Developments secured the first Greenbelt release in Leeds since the Unitary Development Plan was adopted more than 15 years ago.

Skelton Gate will accommodate 1,800 new homes, along with new primary and secondary schools, public open space, a local centre, convenience store and associated infrastructure. Phase 1 of the site was reclaimed and serviced with financial support from Homes England and has been sold to Evans Homes and Avant Homes.
