Keyland launches Whitby site to market

Allsop Instructed to Seek Purchaser For Phase 1 Of Strategic Site

Keyland Developments Ltd, the property trading arm of Kelda Group and sister company to Yorkshire Water, has appointed Allsop to launch to market Phase 1 of Broomfield Farm in Whitby which could accommodate 230 new homes.

Keyland secured planning consent from Scarborough Council in November last year to transform the 24 acre site at Broomfield Farm in Whitby into a mixed residential use scheme of up to 290 homes with associated infrastructure and public open space. The new development in its entirety could deliver in the region of 700 new jobs for the Whitby area.

The planning permission enables the delivery of a mix of housing types including volume house builders, later living housing and custom/self-build plots to speed up delivery rates and also enable the diverse housing needs within Whitby and the wider Borough to be met.

The site will be delivered in two phases, the first of which has now been launched to market by Allsop. The Phase 1 site is for sale by way of Informal Tender and the deadline for offers has been set for 12 noon on Wednesday 21 April 2021.

Situated on Stainsacre Lane, a direct route between Whitby and Scarborough, and close to the established Whitby Business Park and Eskdale Park residential area, the site is the largest former Yorkshire Water residential site in Keyland’s portfolio.

In addition to creating some 700 new jobs and significantly contributing to the local housing requirements and economy, the new development will also create health and well-being benefits for new and existing residents through improved access to the Cinder Track and a substantial amount of local green infrastructure.

“We are very pleased to bring Phase 1 of our Broomfield Farm site to the market. We have owned the site for some time and have worked closely with Scarborough Council to secure firstly an allocation for residential development and most recently an outline planning consent. The site has already generated a high amount of interest and we are looking forward to entering discussions with interested parties in due course.”

Peter Garrett, , Managing Director at Keyland Developments

“We are delighted to be instructed to act on behalf of Keyland Developments on this exciting development opportunity in a sought-after location. We expect interest will be very strong from national and regional house builders for the opportunity, particularly given how buoyant the residential market currently is and the lack of opportunities coming to market on this scale over the past twelve months.”

James Mohammed, , Associate at Allsop Ltd

In respect of Phase 2, Keyland will shortly be seeking a development partner to deliver a six-capitals led scheme, whereby alternative development options are assessed using the six-capitals valuation tool developed by Keyland as part of the Company’s blueprint, creating outstanding places for people to live and work.  Keyland is working closely with Scarborough Borough Council bring forward Phase 2 and the scheme has been included within the Council’s bid to Government for Towns Deal funding.
