Keyland secures planning permission for 150 homes in North Yorkshire

Keyland Developments Ltd has secured planning consent from North Yorkshire Council for a new residential development to meet market and affordable housing requirements in Pickering.

Outline planning permission has been granted for 150 homes on the 12.4 acre site, located north of Whitby Road on the edge of Pickering town centre, between existing communities and Pickering Community Park.  Keyland identified the vacant site as prime for a high-quality, sustainable development guided by its ‘Six Capitals’ approach ensuring positive environmental, social and economic outcomes.

Award-winning architects Tate + Co, whose past projects include working with The Eden Project, devised the masterplan, which demonstrates a holistic community including areas of public space and a large-scale ‘green corridor’ for Pickering. This creates new biodiversity connectivity through to Pickering Community Park in one direction and the town centre in the other, giving access for wildlife and nature into the heart of the town.

The recommended housing mix of 1-4 bed homes, including 35% affordable housing, will make a significant contribution to the local shortfall of new housing.

The development can create an inclusive community centred around a new green corridor connecting the town centre and existing communities to open green space. At a time when there is significant undersupply of new homes, and in particular affordable housing, sites such as this are critical to addressing the supply and demand imbalance.

Following the successful planning consent, Keyland will be assembling an agency team with a view to the site being launched to market in Autumn.
