Keyland have submitted an outline planning application to North Yorkshire Council for a new development of up to 450 homes in Colburn, Catterick Garrison, North Yorkshire.
Following an extensive consultation process, an illustrative masterplan has been devised for the creation of a new sustainable neighbourhood to be known as Colburn Grange. The development, which includes up to 40% affordable housing, has been proposed to address the well-documented need for delivery of additional housing in the former Richmondshire area of North Yorkshire.
Keyland’s masterplan for up to 450 homes with a mix of sizes and tenures, along with associated landscaping and infrastructure works, has been guided by its ‘Six Capitals’ approach, ensuring positive environmental, social and economic outcomes. Utilising this design tool has led to a scheme which provides additional benefits when compared to typical housing development. For example, to meet the social, human and environmental ambitions, a significant proportion of the site has been identified for a range of environmental, recreational and water management activities.
The circa 53-acre site is located to the west of Colburn and the southern edge is defined by Catterick Road, which will serve as the vehicular access, creating a linear route between the A1(M) and Catterick Garrison, with onward links to nearby Richmond. Catterick Road also supports a local bus service, providing public transport links between the site and nearby local and regional centres.
The Colburn Grange proposals provide a number of benefits to enhance the local communities in Catterick Garrison and Colburn, including new accessible green space, encouragement of active transport, and sustainable links to the existing communities and into the countryside.
